Preparing your property

Arrange a EPC
You now require an Energy Performance Certificate (EPC) which shows the energy efficiency and environmental impact of your home. Pad-4-Sale can arrange one our assessor to complete the required certification.

Accept Offer

Agreeing an Offer
Upon receiving an offer we’ll contact you. As your agent we are legally required to pass all offers on to you, however ridiculous the offer may be. Once you have received an offer, be prepared to negotiate. But remember, you don't have to sell to the highest bidder. See our Agreeing an Offer Guide >>


Appointing a Solicitor
Once an offer has been accepted it, the legal process begins and a solicitor now needs appointing. Make sure you choose a legal professional with whom you are happy to work with. Our negotiator can offer impartial advise and recommend good solicitors within the area should you require our assistance and recommendations.


Exchanging Contracts
Exchange of contracts occurs after all searches are received, enquiries answered and mortgages in place. When you exchange contracts with the buyer you become legally committed to selling the property and they are legally committed to buying it from you. A completion date will be agreed and the date will be put into the contract.


Completion is when the property changes ownership on a previously agreed date and usually at midday. On the day of completion, the money is transferred and the deeds of the property are transferred between each side’s solicitor or conveyance. Your solicitor / conveyancer will register the transfer of ownership with the Land Registry. Once we have been notified we can then hand over the keys to the property. See our Completion Guide >>

Moving Out

Moving Out
