Buying or selling a home normally takes 2 to 3 months. The process can take longer if you’re part of a chain of buyers and sellers. There are several steps you’ll need to consider and follow, which we have provided below in clear useful steps and provided terminology of the various terms used in selling your property. note - steps & information will be dependent on the service and package selected.

STEP 1

STEP 2
Instruction

Instruction
Selling a home is the biggest and most important transaction they will ever make. Using a professional experienced local agent such for each part of the processes provides you with expert knowledge, advice, marketing and reassurances to achieve the best possible price and best buyer for your property, thereby avoiding disappointment and stress from less serious potential buyers. Pad-4-Sale will take care of this and more.

STEP 3
Preparing

Preparing your property
People have different reasons for selling, from disposing of an investment property to simply moving home. Once you have decided to sell up, think about what you want to include in the sale. Normally, fixtures and fittings such as radiators are included in the sale, however other portable things can be up for negotiation such as light fittings, carpets etc. See our Property Preparation Guide >>

STEP 4
EPC

Arrange a EPC
You now require an Energy Performance Certificate (EPC) which shows the energy efficiency and environmental impact of your home. Pad-4-Sale can arrange one our assessor to complete the required certification.

STEP 5
Marketing

Marketing
We work with you to achieve the best advertisement and marketing for your property. With so many properties available to view over the internet we know how important it is that your home stands out and thus we ensure that the best possible advertising including brochures, professional photography and marketing methods are implemented. See more on our marketing >>

STEP 6
Viewings

Viewings
Now you have instructed us as your agents and the property has been marketed, you need to get your home ready for viewings and give your house the best chance of selling. First impressions count so put yourself in the buyers' shoes and think about how you can enhance your property's draw. Consider its "kerb appeal"; the first thing potential buyers will see before they even get past the front door. See our Property Presentation Guide >>

STEP 7
Accept Offer

Agreeing an Offer
Upon receiving an offer we’ll contact you. As your agent we are legally required to pass all offers on to you, however ridiculous the offer may be. Once you have received an offer, be prepared to negotiate. But remember, you don't have to sell to the highest bidder. See our Agreeing an Offer Guide >>

STEP 8
Solicitor

Appointing a Solicitor
Once an offer has been accepted it, the legal process begins and a solicitor now needs appointing. Make sure you choose a legal professional with whom you are happy to work with. Our negotiator can offer impartial advise and recommend good solicitors within the area should you require our assistance and recommendations.

STEP 9
Exchange

Exchanging Contracts
Exchange of contracts occurs after all searches are received, enquiries answered and mortgages in place. When you exchange contracts with the buyer you become legally committed to selling the property and they are legally committed to buying it from you. A completion date will be agreed and the date will be put into the contract.

STEP 10
Completion

Completion
Completion is when the property changes ownership on a previously agreed date and usually at midday. On the day of completion, the money is transferred and the deeds of the property are transferred between each side’s solicitor or conveyance. Your solicitor / conveyancer will register the transfer of ownership with the Land Registry. Once we have been notified we can then hand over the keys to the property. See our Completion Guide >>

STEP 11
Moving Out

Moving Out
You can move out whenever you like, even up until the day of completion. At the time of completion, the property has to be in the condition agreed in the contract including all the fixtures and fittings. See our Moving Out Guide >>
